Resident Benefits Package

At Royal Palm Property Management there is an additional fee of $45.00 per month charged to our residents for the Resident Benefits Package.  The Resident Benefits Package is included with ALL lease agreements under Royal Palm Property Management.  This package includes but is not limited to:  

Filter Delivery Program: Air Filters Shipped Directly to your Front Door! Changing filters, a known tenant responsibility, is now as easy as opening the front door. For our properties with HVAC, we’ve made every effort to ensure your obligation to change the filter(s) is as easy as possible by having them delivered to your door approximately every 90 days or as required by your system. This helps you save up to $250/year, improves indoor air quality, and reduces the hassles and liability of repairs.

Resident Liability Insurance: Renters Insurance! You’ll benefit by being added to our master insurance policy so all of your lease requirements are met. We’ve secured the industry-leading value policy from an A-rated carrier. *Tenant has the option to provide proof of insurance as required by terms of lease, provided by 3rd party vendor.

The insurance only applies to accidental damage caused by your negligent acts or omissions and does not apply to damages caused by your deliberate or intentional acts or omissions.  The insurance applies up to $100,000; any amount in excess of $100,000 remains subject to the lease agreement.  

Other coverage may apply to the tenant.  Tenant shall receive, without an insurance application and insurance credit check, upon execution of this agreement, and shall maintain in full force at all times during the term of this Agreement, at tenant's expense, tenants insurance provided by Royal Palm Property Management.  Royal Palm Property Management is the named insured of the Master Tenant Policy and the tenant shall be named as additional insured for their leased unit.  

The tenant’s insurance will commence on the move-in date as governed by the lease agreement.  Tenants shall have access to the Master Tenant Policy and certificate of insurance at their request.  Tenants will be responsible for contacting Royal Palm Property Management for claims submissions. The resident shall be responsible to pay any deductibles charged per incident for claims related to the leased unit. Conditions and exclusions apply, so please review the policy for details. This is provided to you without applications, credit checks, or billing.  Subject to the terms, exclusions, and limitations provided therein, coverage limits are as follows:

Liability Limits - $100,000.00 

Tenant Personal Contents - $10,000.00

Deductible - $250.00**

$1 Million Identity Protection: In 2021, digital theft incidence surpassed home burglary incidents for the first time – and is rapidly rising. Royal Palm Property Management offers identity protection as part of your RBP, every adult on the lease automatically gets identity protection backed by AIG and monitored through IBM’s Watson, Aura Identity Guard works proactively on behalf of the resident to identify the fraudulent use of their identity and alert them. 

In the event of an actual identity theft case, the resident receives a dedicated case manager and is covered up to $1,000,000 for most resulting damages. This protects the resident's ability to pay rent.

Credit Building: The credit reporting program included in your resident benefit package reports positive-impact, on-time rent payments automatically to all three credit bureaus, helping residents build their credit simply for paying their rent on time. Residents also get an immediate boost with 24 months of back reporting included.  This service directly impacts rates on credit cards, auto loans, and future mortgages, incentivizing residents to get rent in on time and helping set them up for home buying in the future.

Resident Rewards Program: Resident Rewards Program! We celebrate every chance we get! Now, you’ll be rewarded for paying your rent on-time and earn rewards for gift cards along with substantial savings when shopping in the Piñata online marketplace. In the days ahead, you will receive a welcome email from Piñata - simply download the app to your smart device using the link included in that email and earn points just for signing up!

Tenant Portal: Convenient & Easy to use Online Portal! Pay your rent online, access documents and submit those maintenance requests any time, 24/7. We know life is busy, we provide this tenant portal to help make these tasks easy to accomplish!

One Time Waiver of late fee: Life can get hectic sometimes and a small oversight financially can cause big problems. We understand things happen so we will waive one initial late fee*** for the entire tenancy not including the move-in funds.

Home Buying Assistance: If you decide to purchase a home after renting with us, we will assist you in the search and negotiation of terms on your new home with professional Buyers Agent representation through our sales division, The Simonelli Real Estate Group. We will provide assistance with mortgage qualifying through our preferred Mortgage Broker. We will provide assistance with a professional closing experience with our preferred closing Attorney. We will provide assistance with the complexities of proper homeowners insurance and flood insurance through our preferred Insurance company. We will also provide you with a closing credit as allowed by the Lender. This is up to a $2000.00 value, plus the incredible one-stop-shop experience.

Utility Concierge Service: Citizen Home Solutions is a third-party service coordinator that will start utilities including water, electricity, gas, and internet/cable/satellite service on your behalf. They will call you soon after you sign your lease. It is your responsibility to ensure all utilities are in your name at the start of the Lease. Please note that this is a completely optional service that its provided as a courtesy.
