TENANT IS RESPONSIBLE FOR SETTING UP UTILITY SERVICES:  

Once your application has been approved and your possession date is scheduled, you are responsible for contacting the utility companies to start service in your name on the date your tenancy begins. We offer a FREE Concierge service to our residents. CLICK HERE 

RENTERS INSURANCE IS REQUIRED:

At Royal Palm, we require our tenants to hold Renters Insurance. In the case of damage to the unit, the owner has insurance to cover the structure. However, we require you to cover your belongings and guests for injuries. Royal Palm does offer a Resident Benefit Package that includes this in addition to several other things. I have attached the details to this email for your review. You are not required to use this policy and can obtain your own as long as the coverage is the same. With the benefit package, you can pay it along with your rent and have peace of mind.

ASSOCIATION APPROVAL:

Where applicable, this contract is subject to and contingent upon the prospective tenant(s) being approved by the condominium/homeowners association. The prospective Resident(s) will pay any non-refundable application fee required by the condominium/homeowners association and make application for association approval within 2 days from the effective approval date. Occupancy shall not be permitted prior to association approval. In the event that the prospective Resident(s) are not approved by the association and/or Royal Palm Property Management, this contract will terminate and any rents and/or security deposits paid will be refunded to the prospective Resident(s). Refunds are subject to applicant(s) funds have cleared our bank account. The non-refundable application fees paid to the association and to Royal Palm Property Management are not refundable under any circumstances.

MOVE IN PROCEDURES:

Once you have paid your deposit and leasing fee, our team will email you your lease package from Appfiles for E - Signature. We conduct a detailed inspection of your new home a few days prior to ensure all is ready for you when you arrive. At Royal Palm, we go above and beyond to memorialize the condition of the property at the time of move-in. We take the time to fully document the condition of the property with color photos labeled by room and fixture. Should you discover anything in addition to what we have on the inspection you may add to it within the first 72 hours of possession. To do so simply submit details and supporting photos in your resident portal. You will pick up your keys from our office located at 813 Lake McGregor Dr. Fort Myers, FL 33919 and pay your remaining move in monies if you have not already done so. Please schedule a date and time with your property manager at least one week in advance.

Your Upcoming Move In

Dear Future Resident,

Congratulations on your new home! We’re excited to have you! We would like to provide you with some information to help your move go smoothly and to welcome you to your new home. Please confirm your move in date with your property manager if you have not done so already. Our FREE concierge Utility Service, Citizen Home Solutions, will be contacting you by phone to help you set up your utilities. This is a free service to assist you with connecting utilities, cable and internet according to your area If you have not heard from Citizen Home Solutions go to our website at: Click Here to set up your utilities.

Please be sure to have all of your utility account numbers and certificate for renters insurance submitted to us at least 48 hours before your move in. Not submitting the requested items to us in the time frame indicated may cause a delay with your move in.

Day of Move In:

You will pick up your keys from the office located at 813 Lake McGregor Dr. Fort Myers, FL 33919 Please ensure this is scheduled with your property manager.

You will need a money order or cashiers check for the below listed move in monies. The specific amounts have been emailed to you and can also be found on your lease.

We will perform a move in inspection prior to your move in date. You can access this report in your tenant portal at your convenience. Should you wish to add anything to it, you may do so within 72 hours by uploading photos and comments into your portal.
