Application Process & Rental Criteria Overview
Your application is considered complete only when:
- All applicants for the unit have applied (all adults 18 or older must submit fully completed, dated and signed applications)
- All required information has been submitted to Royal Palm Property Management
- All required documentation has been uploaded directly to the application
Application Fee & Additional Costs
Non-refundable application fee of $75 per adult applicant is required. Additional fees may apply for condo/HOA approval, including additional application fees or security/damage deposits.

Required Documentation
Identity & Income
- Valid government-issued ID
- Pay stubs for one-month period
- Tax returns/1099s (if self-employed - 2 years required)
- Verifiable proof of income (non-employed individuals)
Pet Documentation
- Current photo of any pets
- Service animal documentation (upon request)
- Current photo of service animals
Financial Requirements
Income Requirement
Combined gross income must be at least 3x monthly rent. All income sources must be verifiable. We allow additional lease signers/holders who have equal rights and obligations to the lease (not co-signers).Security Deposit
Minimum of one month's rent required at lease execution. We reserve the right to require higher deposits and/or additional prepaid rent.Background & History Requirements
Credit & Financial History
No judgments, evictions, or bankruptcy within past 7 years. Clean credit history required.Rental History
Minimum 2 years rental history with timely payments, proper notice, no complaints regarding noise/disturbances, no NSF checks, and property left clean without damage.Criminal Background
No violence, assault, drug manufacturing, or firearms convictions within 7 years. No sexual offenses ever. "Adjudication withheld" or "nolle prosse" may require additional documentation.Important Policies
Pet Policy
ALL applicants must complete a pet application - even if you have no pets, you must declare this on the pet application. No pets allowed without written permission, non-refundable pet fee, and/or additional deposit. Medical service animals are exempt from fees.Occupancy Standards
Number of occupants must comply with HUD guidelines for the unit size.Corporate Rentals
Companies renting properties must have an individual on the lease as a responsible party (occupant or co-signer). The responsible individual must meet all qualification criteria and pass a criminal background check.Holding Deposits
A holding or good faith deposit may be required to take property off market. This deposit is forfeited if approved applicant fails to sign lease, or applied to security deposit if lease is executed.Co-signers & Exceptions
We reserve the right to require co-signers. Any exceptions to rental criteria must be submitted in writing and may require additional security deposits or advance rent payments.Credit Reporting Policy
All non-compliance with lease terms, unpaid rent, or amounts owed will be reported to credit bureaus and/or collection agencies in accordance with law.Application Honesty
Any falsification of facts or withholding information is grounds for denial or eviction if discovered after lease signing.Need Information?
