Pet Policy
ALL applicants must complete a pet application - even if you have no pets, you must declare this on the pet application. No pets allowed without written permission, non-refundable pet fee, and/or additional deposit. Medical service animals are exempt from fees.
Occupancy Standards
Number of occupants must comply with HUD guidelines for the unit size.
Corporate Rentals
Companies renting properties must have an individual on the lease as a responsible party (occupant or co-signer). The responsible individual must meet all qualification criteria and pass a criminal background check.
Holding Deposits
A holding or good faith deposit may be required to take property off market. This deposit is forfeited if approved applicant fails to sign lease, or applied to security deposit if lease is executed.
Co-signers & Exceptions
We reserve the right to require co-signers. Any exceptions to rental criteria must be submitted in writing and may require additional security deposits or advance rent payments.
Credit Reporting Policy
All non-compliance with lease terms, unpaid rent, or amounts owed will be reported to credit bureaus and/or collection agencies in accordance with law.
Application Honesty
Any falsification of facts or withholding information is grounds for denial or eviction if discovered after lease signing.
